Lisa Hannah-Leff's LL Homes Real Estate For Sale sign with her photo and a Coming Soon rider

You’ve probably driven past a For Sale sign with a little Coming Soon rider hanging underneath it. It’s one of my favorite things to see in real estate, and one of the most misunderstood.

Coming Soon is a listing status. Your home is entered into the MLS and shows up online right away, so agents and buyers can see it, along with the date showings begin. It just isn’t available to see in person yet.

Until that date, no one tours the home. Not a neighbor, not a buyer who calls me directly, not anyone.

The listing is there for everyone to see. The front door just isn’t open yet.

You can put your house on the market tomorrow.

Coming Soon is never required to sell a home. But if you have even a little time before you’re ready to go, there are so many good reasons to start here first.

Why I love it Six good reasons to wait a little
one

Room to breathe. You don’t need your home show-ready on day one. Finish the projects, pack the closets, touch up the paint. Coming Soon gives you time to get ready without anyone walking through your front door.

two

Time to do it beautifully. It gives me time to capture gorgeous photography and start a marketing campaign made just for your home, so it has a head start before the first showing.

three

A head start on attention. Buyers who are watching the market, and the agents working with them, see your home online before it’s available for showings. They save it, they set reminders, and they plan around your date.

four

Time for the paperwork. The seller’s disclosure and the other details that come with listing can be finished at a comfortable pace, so everything is in place before the first showing.

five

Your sign starts working early. A sign with a Coming Soon rider tells the whole neighborhood something is on the way. Neighbors talk, and they often know someone who has been hoping a home on their street would come up.

six

A stronger first weekend. In my experience, a home gets its biggest wave of attention when it first goes active. When buyers have been waiting for your date, that first weekend can make the most of it.

What it isn’t A private sneak peek.

Coming Soon doesn’t mean early tours for a lucky few. Every buyer gets the same chance to see your home, on the same day. That’s fair to buyers, and it works in your favor too, because every interested buyer is in the running at once.

How long As long as you need it.
A week Enough for a head start when you’re nearly ready.
Two weeks to three months Plenty of time to prepare and plan.
Six months, or longer For bigger projects, or a move that’s further out.

How I use it Never a waiting room.

Plenty of homes sit in Coming Soon until the day they go live. Mine don’t. The day your sign goes up, my marketing begins, so by the time showings start, your home already has people waiting for it.

And all I need to get started is one photo of the front of your house.

Ready tomorrow or ready in six months, your home deserves an entrance.
