Is now a good time to sell?

It depends entirely on your market — and your market changes constantly. Some neighborhoods favor sellers more than others. Some price ranges are moving quickly while others sit. National headlines don't tell the local story, and the local story is the one that matters for your home.

If you're considering selling, the best place to start is with a real conversation about your specific home, your specific neighborhood, and your specific goals. From there, the right timing becomes much clearer.

How long will it take to sell my house?

It depends on three factors: how it's priced, how it's presented, and what's happening in your market.

When all three are in your favor — strong pricing, beautifully prepared home, healthy market — a home in our area tends to move quickly. When even one of those three is off, a home can sit for longer.

The good news: those three factors are largely within your control with the right preparation and the right strategy.

How is a home's asking price determined?

Pricing a home is part art, part data — and arguably the most important decision in the entire selling process.

A thorough market analysis looks at recent comparable sales in your area, what's currently active and competing for the same buyer, current market trends, and the unique features of your specific home. The wrong price — too high or too low — can cost a seller real money. Pricing is where experience matters most.

How long will it take to close after I accept an offer?

In most cases where a buyer is financing, the loan and closing process takes about 30 to 45 days from contract to closing. Cash buyers can close faster, sometimes within two to three weeks.

The closing timeline is negotiated as part of the offer, so seller timing needs are factored in early.

What if I sell my home but can't find a new one in time?

This is one of the most common concerns sellers have right now, and it's a fair one.

There are several options to manage the timing — none of them complicated, but each one depends on your specific situation. Coordinating the sale of one home with the purchase of another is something I help clients navigate constantly, and there's almost always a clean way forward. The right approach is best worked out in conversation, where we can build a plan around your timeline, your finances, and your peace of mind.

What should I expect during inspections, appraisals, and closing?

These three stages are where many transactions get tested — and where experience matters most. Each stage has its own deadlines, its own pitfalls, and its own opportunities to negotiate.

A thoughtful agent will walk you through each phase before it happens, manage the moving parts behind the scenes, and watch every deadline. You shouldn't have to lose sleep over any of it.

What questions should I ask when I interview an agent?

A few that will tell you a lot:

  • Are you a full-time agent?

  • How long have you been working in real estate?

  • Will you personally be handling my transaction, or will it be passed to a team member?

  • Can you connect me with recent clients?

  • What's your communication style during a listing?

  • Walk me through what happens once my home goes on the market.
